Operation: Extermination

So…a year ago I came to terms on a home via a method known as a lease option. If you aren’t familiar with this real estate term, if you can get someone to sell to you this way, chances are, you have made a good deal!

For the past ten months, I have rented the home out, making a little cash flow and building some equity in the property. My closing date is supposed to be Friday, July 7th. I’ve semi-moved into the property to get a feel for it, look it over, etc. before the final purchase.

Now my real estate investor friend I am buying this from did me a huge favor in giving me the opportunity to purchase the home. That being said, she is pretty much a slum lord and this is one of her nicest properties which means it is still the nastiest house I have ever lived in. No offense to the seller! =)

That being said, it does have potential! It is on a nice little piece of land, completely private and fenced off from the outside world. As long as I can get financing and close on the property, I’d say in 6 months it will be a rather nice place to live! Of course getting the financing with my crappy payment history of recent years while building my business is still a bit of a tenuous situation I’m afraid.

Which brings us to the infestation…wow. Lots and lots of bugs. This evening I purchased eight roach traps and in hindsight, should have purchased about twenty-four. Tomorrow, before I leave for Tampa for a day, I’m fogging the entire place. One way or the other, I’m getting all those mother fuckers…especially the spiders and German cockroaches!

I’m not going to post photos of the property yet. It seems kind of silly to do so when it is not yet 100% that I’ll be able to purchase it…although I believe I can pull it out of my derriere! Once it is official, I post the “before” pics so as I begin my quest for a nice, little home, everyone can keep up with the progress…if the roaches don’t carry my off first.

Oh…and if anyone is chucking any furniture, let me know…might be something I actually want!
